Encantada is a 24-hour secure gated community so you can feel comfortable enjoying the amenities and sleep well at night. Your plunge pool includes a lockable child safety gate and door alarm. Feel at ease the moment you enter - we pride ourselves in maintaining the highest quality cleaning standards. Plush bath towels, Disney-themed pool towels, and clean linens are provided. A welcome packet of supplies (i.e. paper towels, dishwashing detergent, trash bags, sponge) are supplied at your arrival. The two full bathrooms both have a starter supply of shampoo, conditioner, lotion, soap, and toilet paper. Most guests will need to purchase additional supplies (in their style) for the remainder of their stay. A Walmart, Target, Grocery Stores (Publix and Aldi), and Pharmacy (Walgreens) are all located within a few minutes of the home. RENTAL AGREEMENT NOTICE Aloha! To protect our guests and our home, we ask every primary guest to sign a short rental agreement after booking. You'll receive it in your booking confirmation e-mail. Here's a summary of the key terms. Occupancy: Max of 8 guests with no unregistered overnight guests. Pool: No glass, no unsupervised children, no diving, bathroom inside only policy, and use at your own risk. Pool service is every Friday. Quiet Hours and conduct: Encantada is a gated, 24-hour secured community with quiet hours from 10 PM to 8 AM. No parties or events (larger gatherings beyond the registered guest count). Disruptive behavior or property damage may result in termination of the reservation and removal from the property. No Smoking / No Pets / No Hair-Dyeing Policy ($500 cleaning fee for violating these policies) We ask for at least the first names of each guest staying at the property and a mailing address in case you forget something at the home after your stay. Bunk Bed Safety: Weight capacity of top bunk is 350 lbs and bottom bunk is 500 lbs. We ask guests to use best judgement and safety when on a bunk bed and not hang anything or any person off of the top bunk. Responsible Party: The lead name on the booking form (i.e. Airbnb booker) will be solely responsible for any damages or breakages caused to the property or contents during their stay. Booking Changes: If you have a change in people on your original booking, please notify Host. Updated guests will be added on the understanding that they have accepted these terms and conditions. Host will issue lead guest a revised booking form. Events beyond Host's control: The host isn't responsible for cancellations or changes caused by events outside reasonable control, such as severe weather, natural disasters, fire, flood, civil unrest, utility outages, or nearby construction. Refunds for these events follow the Airbnb cancellation policy shown on this listing. Appliances: Host has provided various appliances and equipment in our vacation home. This equipment is maintained in good working order but as is the nature of such items these may at times break down or not function properly. Host can not accept any liability for failure of these appliances. However, if this occurs during your stay, please contact the host and we will endeavor to repair or replace the item as quickly as possible. Utilities and outside events: The host is not liable for outages or failures of public utilities or services (water, sewer, electric, cable/TV, internet, A/C) or for actions by utility providers or public authorities outside the host's control. Host Entry to Property: The host or their agents may enter with 24 hours' notice to address guest-reported issues, maintenance, or cleaning. Entry without notice is limited to emergencies. Trash Removal: Host requires the Guest(s) to use the following instructions for trash removal on the Property: There is no trash pickup directly at the home. All trash is to be disposed of at the dumpster next to the Clubhouse in Encantada. Firearms: Only legally owned and permitted firearms shall be allowed on the premises in accordance with State and local laws. Fireworks: The Parties agree that Fireworks (including sparklers) and other hazardous materials may not be used in or around the Property. Illegal Use: Guest(s) shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this Agreement with no refund of rents or deposits. Fire Alarms: Guest(s) must notify the Host without delay if a fire alarm “chirps” or has a low battery condition. Care of the property: All members of the party, whether or not listed on the booking, are responsible for the home and its contents. Please turn off unused items and keep pool sliders, doors and windows closed and locked when the home is unoccupied. Guests are liable for damage or loss caused by their party or visitors. Removing items from the home without permission is considered theft, and costs for missing items, including themed-room decor, will be requested through the Airbnb resolution portal. Security Camera: As listed in the Airbnb description, a video doorbell at the front door records the doorway only and is for everyone's safety. It is not monitored, but the host may review footage if a problem arises. The indoor chime has no camera. Tampering with the doorbell or disabling its Wi-Fi may result in termination of the stay with no refund, except as required by the applicable cancellation policy or law. Liability: Guests are responsible for injury, loss, or damage caused by their party or visitors during the stay, and agree to hold the host harmless for claims arising from their own actions (except as required by applicable law or Airbnb's policies). See the rental agreement for full terms. Pool Liability: The Pool is used at your own risk. Children must be supervised by an adult at all times. The pool area has a retractable safety fence, and the sliding door has a door chime. These measures only work when guests use them consistently, so please keep them in place. Acknowledgement of Tropical Fauna: Guest(s) acknowledge that Florida is in a subtropical climate and, therefore, possesses some of the most biodiversity of any state in the United States of America. As such, it is possible to encounter lizards, waterfowl (birds), turtles, snakes, frogs, alligators, butterflies, dragonflies, and the occasional bug and beetle. Rest assured the house is preventatively, routinely treated for pests, and keeping the doors closed (and food off the floor) is the best way to keep them from hitchhiking a ride in!
